Description

UltraTile ProClean Tile and Grout Sealer is a premium, non flammable impregnating sealant that offers excellent stain protection against oil and water spills with a low odour, UV stable, colourless and nonyellowing appearance. UltraTile ProClean Tile and Grout Sealer can be applied to damp stone and grout immediately after installation with this fast track formula. UltraTile ProClean Tile and Grout Sealer penetrates to protect all types of natural stone surfaces, i.e. travertine, terracotta, limestone, marble, granite, sandstone and many other porous stone surfaces such as plain or exposed aggregate concrete, slate, concrete pavers etc.

Directions for use:

1. Always perform a test in an inconspicuous area on-site to check suitability of UltraTile ProClean Tile and Grout Sealer, prior to use – read these instructions fully before application. If you experience difficulties using this product, please contact the Instarmac technical support team.
2. Use without thinning down. Surfaces should be clean, dry & free from oil, grease, dust, and any other debris. Do not apply in temperatures below 5°C or above 25°C and should not be subjected to extremes of temperature until completely dry.
3. Apply a generous, even coat of UltraTile ProClean Tile and Grout Sealer to the surface and edges of the stone using a roller, sponge, lint free cloth or brush. Ensure even distribution by wiping over several times, remove any surface sealer that has not penetrated the tile or stone after 15-20 minutes.
4. Apply a second coat, allowing a minimum of 30-45 minutes drying between coats, repeat the process and remove any excess sealer from the applied area with a dry lint free cloth. It will take up to 24 hours before the product will offer full protection. Until this has happened, keep the surface free from water and oil spills, as stains may occur before fully cured.

PLEASE NOTE: It is strongly recommended when using coloured grouts that a stain test is completed before proceeding. During application of UltraTile ProClean Tile and Grout Sealer care should be taken to protect adjacent areas & equipment from over-spray with masking materials. The surface should be sectioned off to assist accurate coverage. Do not allow to puddle. Under normal conditions it will be touch dry within 1-2 hours and may be lightly foot trafficked after 4 hours.

Performance: UltraTile ProClean Tile and Grout Sealer has an EXPECTED WEAR LIFE OF UP TO 20 YEARS (internal vertical surfaces) & 5 YEARS (external). Varies depending on the type of surface, wear and correct maintenance procedures. With correct maintenance and depending upon surface type, potentially up to 20 years. UltraTile ProClean Tile and Grout Sealer does not need stripping before future treatment as maintenance coats will bond with the existing polymer base and form a strong protective matrix. Recoating worn areas means the sealer should not need stripping and replacing.

Maintenance: Do not use harsh or abrasive cleaning agents on surfaces treated with UltraTile ProClean Tile and Grout Sealer as this can have a negative effect on the treatment. Sweep regularly to remove abrasive dirt and grit from surface and rinse down weekly using a mild ph neutral detergent if required. Spills and marks should be wiped up as soon as possible and not allowed to dry on. Heavy stains can be removed using UltraTile ProClean Porcelain Tile & Stone Cleaner. Should signs of wear appear a maintenance coat can be applied. Clean and thoroughly dry surface to be treated. Apply a single thin coat.

Coverage: UltraTile ProClean Tile and Grout Sealer will cover up to 25m² per litre per coat (internal use) / 5-8m² (external applications). This will depend on the porosity of surface. Check the surface after application to ensure full effectiveness of the impregnator.
